We had the great pleasure of speaking with Robin Kitzmiller Windham to talk about the local housing market here in The Woodlands. Please tell us a little about yourself.
I was born in Louisiana and then moved to The Woodlands when I was 10. Once I graduated from McCullough High School, I moved away for college. I graduated from Sam Houston State University with a Communications degree with an emphasis on Public Speaking. I got my Real Estate license in 2001. I also am an Instructor at Champions School of Real Estate, where I teach all real estate classes for new agents as well as continuing education for existing Realtors. By teaching and keeping up with all of the laws and regulations, I believe this makes me a better Realtor.
I am married and have 2 kids, Max age 20 and Abby age 17. I am very active in the community where I volunteer over 50 hours a year at various philanthropies.
How would you describe the state of local real estate in 2017?
2017 was a tough year. First we were still being affected by the low oil prices, and then we had flooding of Hurricane Harvey. The flood really hurt us. With so many areas flooded, our market stopped and not much happened for several weeks while people were trying to decide what to do. Now that most people have received their insurance money and oil prices are continuing to rise, we are seeing a much better housing market. I predict a fantastic 2018.
What is one piece of advice you have for local homeowners looking to sell?
You must set your home apart from the competition. Spend a little money and get your house ready. A fresh coat of paint goes a long way. Updated kitchens and master bath are the best bang for your buck. And always try to replace your carpet before putting your house on the market.
What is one piece of advice you have for those looking to buy in the greater Woodlands area?
Be patient. Our area is a very popular area, so homes are moving pretty quickly. If you don’t act fast, you might lose out on your first choice. Also, make sure you are using a local Realtor that is familiar with our area.
Are there any home designing trends you’ve seen on the rise? Which flooring style is desired by homeowners/homebuyers in the area?
So many people are moving away from having carpet. Wood floors are always popular but now we are seeing more tiles that look like wood. This is great because it doesn’t scratch and is easier to maintain, especially if you have kids or pets.
